Responsibilities
The Code Enforcement Division seeks to protect property values by insuring compliance with the Land Development Code and other city ordinances. Code Enforcement staff, under the guidance of the department's assistant director, also enforce minimum housing and commercial structure standards and provide services under contract to Windermere.
File a Violation
If you wish to file a code violation, please use the City's Request Tracker System or call 407-905-3106.
Per Florida Statute 162.21, anyone submitting a code violation report must provide their name and address. We cannot investigate code violation claims without this information.
Common Violations
The following is a list of our most common violations:
- Building without a permit
- Illegal signs
- Junk vehicles
- Overgrown grass and weeds
- Trailers parked in front of the setback
- Trash and debris
Animal Control is regulated through Orange County Animal Services. You may contact them at 407-836-3111 with complaints or questions.
Inspections
Pursuant to the Code of Ordinances Chapter 108, Code Enforcement also performs minimum standards inspections on all buildings at the initiation of water service.
Water Service Activation
You must complete the Minimum housing Inspection Form (PDF) and schedule an appointment for inspection prior to the water service being transferred or opening a new account. If you wish to schedule an appointment please use the City's Request Tracker System or call 407-905-3106.
